What a pest control warranty actually covers in Pakistan, why treatment length varies, and how to read a guarantee before you sign it.

Do pest control companies in Pakistan offer a warranty?

Most do, but the word covers very different things, and the length is set in the quotation rather than by any industry standard. Read what it actually promises before you compare two numbers.

A meaningful warranty states four things: which pest is covered, how long for, what you must do to keep it valid, and what happens if the pest returns — a free re-treatment, a partial credit, or nothing.

Check the conditions. Warranties are commonly voided by structural changes, new water ingress, or a second contractor treating the same site. Those are reasonable, but you should know about them on day one rather than on the day you claim.

How long does a pest control treatment last?

It varies by pest and method, and any single number quoted for “pest control” in general is marketing rather than fact.

The practical ranges:

  • General residual treatment — a few months, shortening with heat, humidity, cleaning and foot traffic.
  • Cockroach gel baiting — depends on eliminating the breeding population, not on the gel; expect a follow-up visit at two to four weeks to catch what hatches.
  • Termite soil barrier — the longest-lived treatment, measured in years, and stated in your quotation.
  • Rodent programme — ongoing by nature. Rodents re-enter, so the work is proofing plus monitoring rather than a one-off.

Karachi’s coastal humidity keeps drain-breeding species active close to year round, so the same treatment often needs revisiting sooner there than in Lahore or Islamabad, where there is a genuine winter drop.

The pests came back a few weeks after treatment. What went wrong?

Usually nothing went wrong — you are seeing the second generation hatch, which is why the follow-up visit exists.

Cockroach eggs sit inside a hardened case called an egg case which most treatments cannot penetrate. The adults die, the property looks clear for two to four weeks, and then the eggs hatch. A programme that plans for this removes them; a single visit does not.

The other three common causes:

  • The breeding site was never treated. American cockroaches breed in drainage, so treating the kitchen removes the visitors and not the population.
  • Re-invasion from next door. In apartment blocks, shared risers let a neighbouring flat repopulate yours. In a block, the connected flats need treating together for a lasting result.
  • Surfaces were cleaned too soon and the residual was removed.

What can void a pest control warranty?

Usually anything that changes the property or the treated surfaces after the work — which is reasonable, but you should know the list on day one rather than at the point of claiming.

Common conditions:

  • Washing treated surfaces too soon, which removes the residual you paid for
  • Building work — an extension, re-laid floor or plumbing repair that cuts through a termite barrier
  • New water ingress or an untreated leak
  • A second contractor treating the same site
  • Missed follow-up visits where the programme required them
  • Structural changes that open new entry points

If you carry out construction after a termite treatment, tell your provider. Re-treating the disturbed section is inexpensive; discovering the gap years later is not.

If the pests come back, do you re-treat free?

Within the warranty period stated in your quotation, yes. Outside it, or where the conditions were not met, it is chargeable — and any company that says otherwise has priced that risk in somewhere.

What is covered: the same pest returning, in the same treated area, within the stated period, where the agreed follow-up visits were taken. It is a re-treatment warranty — it covers us coming back to treat, not repair or replacement of anything damaged.

One condition applies across the board: the area has to have been treated completely. Partial jobs — one room, one washroom, a single affected patch — are carried out without warranty, because the untreated part of the building is still open and the pest simply moves around the treated section.

What is normally not: a different pest, a new infestation from an untreated neighbouring property, activity after building work broke the treated zone, or a case where treated surfaces were washed down too soon.

Before you sign anything, ask one question: what exactly happens if it comes back, and is that in writing? A free re-treatment promise with no written scope is worth very little at the point you need it.

What does the deemak warranty cover?

It is a re-treatment warranty. If termite activity returns in the treated area within the warranty period, we come back and treat it again at no charge. It does not cover repair or replacement of damaged timber, furniture or fittings.

Two conditions decide whether a warranty can be offered at all:

1. The property must be treated completely. A warranty cannot be given on a partial treatment. If only the kitchen is treated, or only a washroom, or one affected room, the rest of the building is still open to the colony in the soil — and termites will simply travel around the treated section. We will carry out partial work if that is what you want, but it is done without warranty and we will tell you that in writing before starting.

2. Pre-construction work must cover all three stages. For a building under construction the warranty depends on treating:

  • the initial stage, before backfilling
  • the retaining walls
  • the floor, immediately before the slab is poured

Miss any one of the three and the barrier is not continuous, so the warranty is void. This is worth planning around early: the stages have to be scheduled with your contractor, and a slab poured on a day nobody told us about cannot be treated afterwards.

The warranty length for your specific job is stated in the quotation. Ask for the drilling plan to be attached to it, so the treated area is documented if a claim is ever made.

What if I miss the follow-up visit?

Reschedule it rather than skipping it. Where a treatment is designed around two or three visits, missing one usually means starting again.

The follow-up exists because eggs survive the first treatment. For cockroaches they hatch at roughly two to four weeks; for bed bugs, one to two. The second visit is timed to catch that generation before it breeds. Miss the window and the population rebuilds from there.

It also affects the warranty. Where the quotation specifies follow-up visits, taking them is normally a condition of cover — which is reasonable, since the treatment was only ever going to work as a set.

If the date does not suit, call and move it rather than letting it lapse. A visit shifted by a few days is fine; one dropped entirely is not.

Some companies advertise a 5 or 10 year termite warranty. Should I trust that?

Read what the warranty covers before you read the number of years. A long warranty with narrow cover is worth less than a shorter one that actually pays out.

Five questions that decide whether the years mean anything:

  1. Re-treatment only, or damage too? Almost all cover re-treatment. Very few cover repairing eaten timber.
  2. Which areas? The whole structure, or only the sections actually drilled? A partial treatment cannot carry a whole-building warranty.
  3. What voids it? Building work, new plumbing, landscaping through the treated zone, another contractor treating the site.
  4. Are inspections required to keep it valid, and who pays?
  5. Does it transfer if you sell the property?
