What actually happens during a free inspection?
Someone walks the property, works out which pest you have and where it is living, then tells you what the job involves before you commit to anything.
For a normal home it takes around thirty to sixty minutes. We look at:
- Evidence — droppings, damage, mud lines, gnaw marks, shed skins, live insects
- Hiding places — under sinks, behind and under appliances, cabinet voids, bed frames, drains
- Entry points — door gaps, pipe holes, drain covers, damaged brickwork, vents
- Conditions — leaks, standing water, waste storage, food storage
- The outside — boundary walls, stored material, soil contact, vegetation
Afterwards you get told which pest it is, where it is coming from, what the treatment involves, how many visits it needs, and what it will cost. In writing.
You are under no obligation to proceed. If the honest answer is that you can fix it yourself by sealing a gap or clearing a drain, we will say so.

Do I need to prepare anything before the inspection?
Very little. Do not clean up the evidence, and be ready to say where and when you have seen activity.
The most useful thing you can do is not tidy away the signs. Droppings, damaged packaging, mud lines on a wall and dead insects all tell the technician which species it is and how established it is. Cleaning them away before the visit removes the evidence the diagnosis depends on.
Have ready:
- Where you have seen activity, and at what time of day
- How long it has been going on
- What has already been tried, including any shop products used
- Access to the kitchen, bathrooms, roof space and outside areas
- Anyone in the house who is pregnant, asthmatic or immunosuppressed, and any pets or birds
Health conditions and pets change the recommendation, so mention them early.

Is the inspection really free, and am I under any obligation?
The inspection is free and there is no obligation to proceed.
We would rather look properly and quote accurately than guess on the phone and revise the figure later. That is better for you and it is also better for us, because a job quoted on a guess usually ends in an argument.
You will get told which pest you have, where it is coming from, what the treatment involves, how many visits it needs, and what it costs — in writing. You can take that away and compare it with anyone else.
If the honest answer is that you do not need us, we will say so. Some problems are solved by sealing a gap, clearing a drain or fixing a leak, and telling you that costs us one visit and earns more than a treatment you did not need.

What do I receive after the inspection?
A written report and a quotation with a defined scope — not a number on a WhatsApp message.
The report sets out:
- The pest identified, and for cockroaches and rodents the species
- Where it is living and how it is getting in
- The recommended method and why that method suits your property
- The number of visits and the interval between them
- The areas to be covered, measured rather than estimated
- Preparation you need to do, and the re-entry time afterwards
- The price, and what the warranty covers
For commercial sites it also includes the proposed device layout, service frequency with the risk assessment behind it, and the documentation you will receive for audits.
Take it away and compare it with anyone else. A quotation that cannot be compared is not really a quotation.

Is the survey free for commercial and industrial sites as well?
Yes. Site surveys are free for restaurants, offices, warehouses, factories, hospitals and pharmaceutical plants, the same as for homes.
A commercial survey takes longer and covers more ground: the building envelope and entry points, goods-in and storage, drainage and waste areas, production or preparation zones by risk, plant rooms and service ducts, and the external perimeter.
You receive a proposed device map, a recommended service frequency with the risk assessment that justifies it, and a list of the documentation the programme will produce for your auditors.
For multi-site operators we survey a representative sample first, agree one specification, then roll it out so every branch is serviced and reported the same way.

How often should a home be inspected if we have no problem?
For a home we recommend monthly monitoring with quarterly service. If you prefer to manage it yourself between visits, check the property seasonally — and pay particular attention to deemak, which you cannot see.
Monthly monitoring catches activity while it is small, and the quarterly service keeps protection continuous rather than reactive. Homes with a history of termites, ground-floor properties near open drainage, or houses backing onto green belts benefit most.
Termites work inside timber and below ground, so damage builds for years before anything is visible. An annual look at the places it shows first — door frame bases, skirting, walls behind heavy furniture, stored paper against external walls — catches it far earlier than waiting for a problem.
Book the check for April or May. You are then ahead of the monsoon, and anything found can be treated before pressure peaks in July.
Between checks, three habits do most of the work: water the unused floor drains weekly, keep soil and timber away from the walls, and fix leaks promptly.
The inspection is free, so an annual look costs nothing but the appointment.

Should we get a pest inspection before buying a house?
Yes, and deemak is the reason. Termite damage is hidden inside timber and below ground, so a property can look perfect and still carry years of damage.
What a pre-purchase inspection looks for:
- Mud tubes on walls, pillars and boundary walls
- Hollow-sounding door frames, skirting and built-in cupboards
- Blistered paint in patches, especially near floor level
- Evidence of previous treatment — old drill holes and whether they cover the whole floor line or only the doorways
- Rodent entry points, damp, and drainage problems
- Whether the soil was treated during construction, and which of the three stages
Finding it before you buy gives you a number to negotiate with. Finding it afterwards makes it your cost.

What are the early signs of a pest problem?
Most infestations announce themselves weeks before anyone sees a pest. These are the signs worth acting on.
| Sign | Likely pest | Act by |
|---|---|---|
| Scratching in ceilings at night | Rodents | Immediately — cabling risk |
| Thin mud lines on walls | Termites | Immediately |
| Musty smell in a cupboard | Cockroaches, established | This week |
| Bites noticed on waking | Bed bugs | This week |
| Small dark spots on mattress seams | Bed bugs | Immediately |
| Gnawed packaging in stores | Rodents | This week |
| Hollow-sounding door frames | Termites | Immediately |
| Small flies near a drain | Drain flies | Clean the drain first |
| Daytime sightings of any pest | Population has grown | Immediately |
That last row matters most. Cockroaches and rodents avoid open space, so seeing them in daylight means numbers have grown enough to push some out.

What should I ask the technician before they start?
Six questions. They take two minutes and they tell you whether the job has been thought about.
- Which pest is it, and which species? “Cockroaches” is not an answer — German and American need opposite treatments.
- Where is it coming from? If nobody has found the source, the treatment is guesswork.
- What product are you using, and can I see the MSDS? This one question separates most of the market.
- Which areas will you treat? For deemak, ask for the drilling plan — the barrier must run the full floor and wall line, not just the doorways.
- How many visits, and when is the follow-up?
- What is the re-entry time, and when can I clean? Get it in writing.
Also mention anything that changes the plan: pregnancy, asthma, infants, elderly or immunosuppressed household members, and pets, birds or fish.
Ask us for a written scope. Product named, dose stated, visits agreed — the things a cheap quote leaves out. Free inspection from Pest Orbit Pakistan in Karachi, Lahore and Islamabad: book a free inspection.

Is the site inspection really free — are there hidden charges?
Genuinely free, with no obligation and nothing to sign. If you take the report and go elsewhere, that is a normal outcome and it costs you nothing.
What happens at the inspection:
- A technician identifies the species and confirms whether activity is live
- They find the source and the entry routes, not just the sighting
- They assess the extent, and the construction factors that affect treatment
- You get a written quotation naming the scope, visits, product and warranty terms
Why we can offer it without charging: an accurate quotation needs someone to see the property. Quoting blind produces a number that gets revised on the day, which wastes your time and ours.
What is not free is treatment. Nothing is applied at the inspection, and no work starts until you have the written quotation and have agreed to it.
If a company asks for payment before anyone has seen the property, ask what the figure is based on.

Can I get advice by video or photo before committing to a service?
Yes. Send photographs on WhatsApp and we can often identify the pest and tell you what is involved before anyone visits.
This saves time for both sides, and it is genuinely useful when you want to know whether something is serious before arranging a visit.
What photographs help most:
- The insect itself, as close and in focus as you can manage
- The damage — mud tubes, holes in timber, droppings, bites
- Where it was found, including a wider shot for context
- Something for scale beside it, such as a coin
What we can do remotely: identify most common species, tell you whether it is urgent, explain what treatment would involve, and give a price range.
What still needs a visit: confirming how far it has spread, finding entry routes and the source, and anything that will carry a warranty. A photograph shows the sighting, not the extent — which is why the survey stays free.
