What Pest Control Costs in Pakistan — and What Changes the Price
Reference figures, the factors that move a quote up or down, and how to tell a fair price from one that will cost you more later.
Please read: these are reference prices, not a quotation. The figures on this page are indicative ranges published to help you budget and to make the cost drivers transparent. Your proposed price may be higher or lower. A real quotation depends on the survey findings, property size and construction, soil conditions, how far the infestation has progressed, access and scheduling, treatment method, service frequency and documentation requirements. Nothing here is an offer or a fixed rate — ask for a written quotation after a site survey.
Short answer. The only PestOrbit figures published as reference points are for termite work: pre-construction soil barrier at PKR 12–18 per square foot, and post-construction treatment for homes from PKR 20,000. Everything else is quoted after a survey, because the price is driven by measurable things — area, construction type, infestation stage, frequency and whether you need audit documentation — rather than by a standard rate card.
Published reference figures
| Work | Reference figure | What moves it |
|---|---|---|
| Pre-construction termite barrier | PKR 12–18 per sq ft | Soil type, area treated, site access, stage of construction |
| Post-construction termite treatment (homes) | from PKR 20,000 | Property size, construction design, how far damage has progressed, drilling required |
| General pest control (homes) | Quoted after survey | Covered area, pest species, current activity level, one-off vs contract |
| Commercial & food premises | Quoted after survey | Site size, service frequency, device count, documentation and audit support |
| Industrial & fumigation | Quoted after survey | Volume treated, sealing requirements, downtime, safety controls |

The seven things that actually move a quote
- Area, measured properly. Covered area in square feet, not the number of rooms. Two “3-bedroom houses” can differ by half.
- How far it has gone. Early activity is a different job from an established infestation with structural damage. This is the single biggest variable, and it is why acting early is cheaper.
- Construction and soil. For termite work, soil type and building design decide how much drilling, injection and reticulation is needed.
- Species. German cockroaches need baiting and follow-up; drain-dwelling species need drain work. See German vs American cockroach.
- Frequency. A single visit costs more per visit than a contract, but a contract costs more per year. Which is cheaper depends on your risk, not on the rate.
- Access and timing. Night work, occupied wards, live production lines and weekend scheduling all cost more than an empty building on a Tuesday.
- Documentation. A domestic treatment needs a receipt. An audit-ready programme needs device maps, trend analysis and corrective-action records — that is real work and it is priced.
Why the cheapest quote often costs more
| Missing | What it costs you later |
|---|---|
| No survey before quoting | The price changes on the day, or the treatment does not match the actual problem |
| No follow-up visit | Cockroach egg cases hatch 2–4 weeks later and you pay again |
| Spray instead of gel bait | Repellent spray scatters a German cockroach population deeper into the building |
| No written warranty | No recourse if activity returns |
| No documentation | Fine for a home; fails an audit for a food, pharma or healthcare site |
| Undisclosed product | You cannot verify it is registered, or safe for your premises |
What a proper quotation should contain
- Scope — exactly which areas and which pests are covered
- Method and products, with registration details available on request
- Number of visits included, and the follow-up schedule
- Warranty terms and duration in writing
- What is excluded, stated plainly
- Documentation provided — especially for regulated sites
- Total price, and what would change it
If a quotation does not tell you how many visits are included and what happens if pests return, it is not comparable with one that does — and comparing on headline price alone is how people end up paying twice.
Timing changes the price too
Treating before a seasonal peak is consistently cheaper than treating during one, because the population is smaller and fewer visits are needed. In Pakistan that means acting in May ahead of the July–September monsoon peak, and proofing in October before rodents move indoors. The full calendar is in the Pakistan Pest Pressure Index.

Common questions
Are the prices on this page fixed?
No. They are reference figures published for transparency and budgeting. Your proposed price may be higher or lower depending on the survey findings. A binding price only comes from a written quotation after a site visit.
Why will you not publish a full rate card?
Because a rate card would be misleading. Two properties of identical size can need very different work depending on infestation stage, construction, soil and access. Publishing a single number would mean either overcharging simple jobs or underquoting difficult ones.
Is a contract cheaper than one-off visits?
Per visit, yes. Per year, usually not. A contract makes sense where the risk is continuous — food premises, warehouses, healthcare, or any property with a history of activity. For a one-off domestic problem a single treatment plus follow-up is often the right answer.
Does a bigger house always cost more?
Not necessarily. A small, heavily infested property can cost more than a large clean one, because the driver is the work required rather than the floor area alone. Termite barrier work is the exception — that genuinely is priced per square foot.
Do you charge for the survey?
Initial inspections are free. The survey is what makes an accurate quotation possible, so it is in both parties’ interest to do it before any price is discussed.
Why is audit documentation priced separately?
Because it is separate work. Device mapping, monthly monitoring records, trend analysis and corrective-action reporting take technician and supervisor time beyond the treatment itself. Sites facing BRCGS, AIB, HACCP, GMP or healthcare commission inspection need it; a domestic customer does not.
