What is deemak (دیمک) and how is deemak fumigation done?
Deemak is the Urdu word for termite. It eats wood from the inside, so by the time you see damage the colony is already well established.
Signs to look for: thin mud lines running up walls or across floors, wood that sounds hollow when you tap it, paint that bubbles in patches, door frames that crumble at the bottom, and small wings dropped near windows after rain.
People call the treatment “deemak fumigation”, but it is not really fumigation. The correct method is a chemical soil barrier. For an existing building the technician drills small holes at the floor and wall joint, injects the chemical, then seals the holes. This puts a treated layer between the soil colony and your building.
There are two types of job:
- Pre-construction — treating the soil before the floor is poured. Reference rate PKR 10–25 per square foot.
- Post-construction — drilling and injecting an existing building. For homes, from PKR 20,000.
Karachi has heavy deemak pressure because the soil stays warm and moist near the coast.

How do I know if I have deemak in my house?
Deemak works from the inside out, so you almost never see the insect. You see the damage it leaves.
Check for these six signs:
- Mud tubes — thin brown lines of soil running up a wall, along a skirting, or up a pillar. This is the clearest sign of all.
- Hollow wood — tap a door frame or skirting. Healthy wood sounds solid; eaten wood sounds papery and empty.
- Bubbling or blistered paint in patches on a wall.
- Crumbling door frames, especially at the bottom where they meet the floor.
- Discarded wings near windows and lights after rain.
- Damaged paper — books, files and cardboard stored against an outside wall.
Push a screwdriver gently into suspect wood. If it sinks in easily, the inside is gone. Never break open a mud tube and then leave it — you simply push the colony to move somewhere you cannot see.

What is the difference between pre-construction and post-construction termite treatment?
Pre-construction treats the soil before the building exists. Post-construction treats a building that is already standing. Pre-construction is far cheaper and far more effective, but you only get one chance at it.
Pre-construction is done in three stages as the building goes up: the initial stage before backfilling, the retaining walls, and the floor immediately before the slab is poured. All three are needed for a continuous barrier under the structure — and the warranty depends on all three being done. Reference rate: PKR 10–25 per square foot.
Post-construction means drilling small holes along the floor and wall joint, injecting chemical under pressure, then sealing the holes. It works, but the barrier has to be built around what is already there — plumbing, expansion joints and additions all create places it is harder to reach. For homes: from PKR 20,000.
If you are building, treat the soil. It is the single best value decision in the whole of pest control.

Why is deemak such a big problem in Karachi?
Because termites need warm, moist soil, and coastal Karachi provides both for most of the year.
Subterranean termites live in the ground and travel up into buildings through soil contact. Warm soil keeps the colony active year round rather than slowing it in winter, and humidity from the sea means the moisture they need is rarely in short supply.
Local building practice adds to it: ground-floor rooms built directly on fill, plumbing that passes through the slab, boundary walls in direct soil contact, and gardens watered daily right up against the wall.
Lahore and Islamabad have termites too, but their colder winters slow activity for part of the year. In Karachi, the pressure barely lets up — which is why treatment here should be planned as a barrier with a stated warranty, not as a one-off spray.

Will you have to drill holes in my floor and walls?
For post-construction treatment, yes — and a company that promises to fix an active termite problem by only spraying the surface is not going to solve it.
The colony is in the soil beneath and around the building. To stop it, the chemical has to get into that soil. Surface spray reaches the few termites you can see and nothing else.
What actually happens: small holes are drilled at intervals along the joint where the floor meets the wall, chemical is injected under pressure, and the holes are then filled and sealed. On tiled floors the drilling is usually placed in the grout line so it is barely visible afterwards.
It is far less disruptive than people expect. Ask to see the drilling plan before work starts.
Watch for the most common shortcut in termite work: drilling only in front of the doors. It looks like the job has been done, the holes are visible, and the invoice says termite treatment. But the barrier only works if it runs along the full floor and wall line of the treated area. Drill a few holes at the doorways, skip the rest, and you have paid for a barrier with gaps in it. Termites find gaps.
Stay in the property while the work is happening and watch where the holes go. This is one of the few shortcuts a customer can actually catch at the time.

I saw flying insects with wings after rain. Is that deemak?
Very likely — and if they came from inside the building, it means an established colony, not a new arrival.
After the first heavy rains, mature termite colonies release winged reproductives to start new colonies. They fly to light, shed their wings quickly, and you find small piles of identical wings on windowsills and near lamps.
The important detail is where they emerged:
- From inside the house — from a wall, a door frame, a floor joint — means a colony has been living in or under your building for years. A colony has to be mature before it swarms at all.
- From outside, flying in through a window — less urgent, but it shows there is an active colony nearby.
Do not just sweep them up. Note exactly where they came out and get an inspection. That spot is the best clue anyone will have about where the colony sits.

Can I treat deemak myself with shop chemicals?
No, and this is one case where trying usually makes the professional job harder and more expensive.
First, the colony is in the soil, often several feet down and spreading well beyond the wall you can see. Surface application cannot reach it. Second, many retail products are repellent, so the termites simply route around the treated patch and continue through another part of the structure — and now they are somewhere you have not looked.
Proper treatment needs the soil treated as a continuous barrier, applied at the correct rate, with equipment that injects under pressure. That is not something a household sprayer can do.
What you can usefully do yourself: keep soil and mulch away from direct contact with walls, fix leaking taps and pipes, do not stack firewood or timber against the building, and keep stored paper and cardboard off the floor along outside walls.

How long does deemak treatment last?
A properly applied soil barrier is the longest-lasting treatment in pest control — measured in years rather than months. The exact figure belongs in your quotation, not in a marketing claim.
How long it actually holds depends on soil type and drainage, how much water passes through that soil, whether the barrier was continuous in the first place, and whether anything has since broken it.
The most common way a good treatment gets ruined is later building work: a new extension, a re-laid floor, a plumbing repair, or landscaping that digs through the treated zone. Any of these opens a gap, and termites find gaps.
If you carry out construction after treatment, tell your provider. Re-treating the disturbed section is inexpensive; discovering the breach years later is not.

What is the best termite treatment in Pakistan?
A continuous chemical soil barrier. For a building not yet constructed that means treating the soil before the floor is poured; for an existing building it means drilling and injecting along the full floor and wall line.

Is deemak treatment worth the cost?
Compared with what termites do to a building, yes — this is the one pest where delay reliably costs more than the treatment.
Deemak eats wood from the inside out, so by the time damage is visible the colony is well established. What it reaches: door and window frames, roof timbers, skirting, built-in cupboards, wooden flooring, and stored paper and documents.
The cost comparison is straightforward. A post-construction treatment for a home starts from PKR 20,000. Replacing eaten door frames, cupboards and roof timber runs well past that, and the damage keeps progressing while you decide.
If you are still building, treating the soil first is PKR 10–25 per square foot and is the cheapest protection available for the life of the property. You only get one chance at it.

There is deemak in my wardrobe and furniture. What now?
Furniture damage is usually a symptom, not the problem. Subterranean termites live in the soil and reach the furniture through the wall or floor — so treating the wardrobe alone will not stop it.
Check where the furniture meets the building. Look for mud lines running up the wall behind it, damage concentrated at the bottom of the unit, and whether the item sits against an external wall or over a floor joint. That is the route.
What a proper job does:
- Treats the soil around and under the building so the colony cannot keep returning
- Treats the affected timber directly
- Finds and closes the entry route through the wall or floor
Move stored paper, files and cardboard off the floor along external walls while you wait. They are the next thing to be eaten, and documents cannot be replaced.

We are building a house. When should the soil be treated?
In stages as the building goes up — and the critical one is immediately before the floor slab is poured. Miss that and you cannot go back.
There are three stages, and the warranty depends on all three being done:
- Initial stage — the foundation and trenches, treated before backfilling
- Retaining walls
- Floor — treated immediately before the slab is poured. This is the layer that protects the building, and once concrete is down it cannot be revisited.
Miss any one of the three and the barrier is not continuous, so no warranty can be offered.
Reference rate: PKR 10–25 per square foot. Compared with post-construction work from PKR 20,000 on a house that is already built — and with the damage termites do before anyone notices — it is the cheapest protection you will ever buy for the property.

How long does deemak treatment take to work?
The barrier works immediately. What takes time is the existing colony dying off, and you may see activity for a few weeks after treatment.
What is happening: the treated soil stops new termites reaching the building and stops the ones inside returning to the colony. Those already in the structure die over the following weeks rather than instantly.
What is normal to see:
- Some activity for two to four weeks after treatment
- Mud tubes that stay in place — they do not disappear on their own, and an old dry tube is not evidence of failure
- Swarmers after rain in the first season, which may come from a neighbouring property
How to tell if it is genuinely still active: break a small section of mud tube and check again after a week. If it has been repaired, there is live activity. If it stays broken, the route is dead.
Call us if you find new tubes in untreated areas or damage progressing after a month.

Can deemak come back after treatment?
Yes, if the barrier is broken or was never continuous. That is why the warranty depends on the whole property being treated, and why later building work is the most common cause of a return.
The usual reasons:
- Partial treatment. One room treated, the rest left. Termites travel around the treated section.
- Building work after treatment — an extension, re-laid floor, plumbing repair or landscaping that cuts through the treated soil.
- A pre-construction stage missed — if the initial stage, retaining walls or floor was not treated, the barrier has a gap from day one.
- A bridge over the barrier — soil banked above the damp course, timber stacked against the wall, or a new path laid over the treated zone.

The paint on my wall is bubbling. Is that deemak?
It can be. Termites working inside a wall lift the paint as they move behind it, and blistering in patches on an internal wall is a common early sign.
How to tell it apart from damp:
- Deemak — blistering in irregular patches, often with fine mud or soil visible if you break the surface. Frequently near the floor, a door frame, or behind furniture against an outside wall.
- Damp — usually a broader stain with discolouration, often worse after rain, and no soil in the blister.
Press gently on the blistered area. If it gives easily and you find fine soil packed behind, that is termite working.
Do not open it up and leave it. Breaking the run without treating simply moves the colony somewhere you cannot see. Note where it is and get it inspected — that spot is the best clue to where the colony is reaching the building.

How can I check my own house for deemak?
Fifteen minutes with a torch and a screwdriver tells you most of what you need to know.
Check these, in order:
- Tap the door and window frames, low down. Healthy wood sounds solid; eaten wood sounds papery.
- Look along the skirting and the floor-to-wall junction for thin mud lines.
- Check behind heavy furniture on external walls — the least disturbed spots.
- Press blistered paint. If it gives and you find fine soil behind, that is termite working.
- Open the base of built-in cupboards and check stored paper and cardboard against outside walls.
- Walk the boundary wall and look for mud tubes running up from the ground.
If you find mud tubes, leave them intact and note the location. Breaking them without treatment moves the colony somewhere you cannot see.

Flying ants or termites — how do I tell the difference?
Look at the waist, the wings and the antennae. Termites have a straight body, four equal wings and straight antennae; flying ants have a pinched waist, unequal wings and bent antennae.
This is the most useful thirty seconds you can spend, because one means a mature termite colony in or under your building and the other usually means nothing serious.

We live on the third floor. Can we still get deemak?
Yes. Subterranean termites travel up through the building structure, and dry wood species do not need soil contact at all.
How they reach an upper floor:
- Through wall cavities and structural columns from the ground
- Along service ducts, pipe runs and lift shafts
- Carried in with infested furniture or timber
- Flying reproductives after rain, starting a new colony in situ
Check the same things as at ground level: tap door frames low down, look for mud lines where walls meet floors, press blistered paint, and check the base of built-in cupboards and any stored paper against external walls.
In an apartment block, tell the building management. Termites in one flat usually mean the structure is affected, and treating the connected units together gives the lasting result.

What is termite proofing, and is it the same as anti-termite treatment?
They are the same thing. Termite proofing, anti-termite treatment and deemak control all describe creating a treated soil barrier between the colony in the ground and your building.
The different names cause real confusion when comparing quotes, so it is worth being clear about what is actually being sold:

Spot treatment or a full barrier — which do I need for deemak?
A full barrier, if you want a lasting result and a warranty. Spot treatment deals with the timber you can see and leaves the colony in the soil untouched.

Which termite treatment method is best?
For a building with active deemak, a soil barrier. The other methods have real uses, but they solve narrower problems than the marketing suggests.

Why is pre-construction termite treatment cheaper?
Because the ground is open. Everything that makes post-construction work expensive — drilling, access, working around a finished building — simply does not exist yet.

Can termites damage a concrete building?
They do not eat concrete — they travel through it. A concrete structure is not protected, because everything inside it is still timber.
This is one of the most costly misunderstandings in Pakistani construction. Owners of concrete and block-built homes assume deemak is a problem for older timber buildings.
What termites actually use:
- Expansion joints and construction joints in the slab
- Cracks, including hairline settlement cracks
- Service penetrations — every point where plumbing, conduit or cable passes through the floor
- The gap between slab and wall
And what they then eat: door and window frames, chaukhats, wardrobes and kitchen units, skirting and panelling, roof timber, stored paper and books, and any furniture in contact with an infested wall.
So the soil barrier matters just as much for a concrete building. The structure holds the building up; it does not keep termites out.

What is deemak and how dangerous is it in Pakistan?
Deemak is the Urdu word for termites — insects that live in the soil and eat wood from the inside out. They pose no danger to people, and a serious danger to buildings.
They are among the most damaging pests in Pakistan for one reason: the damage is invisible until it is advanced. Termites eat timber from within, leaving a paper-thin surface, so a door frame can look perfect and be hollow.
What they damage: door and window frames and chaukhats, wardrobes and kitchen units, skirting and panelling, roof timber, books, documents and stored paper, and furniture touching an affected wall.
Why Pakistani buildings are vulnerable: most sit on soil with no barrier beneath the floor, timber is in close contact with plaster and floors, and leaking plumbing supplies the moisture termites travel through.
Concrete construction is not protection. Termites do not eat concrete — they travel through joints, cracks and service penetrations to reach the timber inside.
Early signs: mud tubes on walls, hollow-sounding timber, discarded wings after rain, bubbling paint, and doors that have started sticking.
